In line with the NSW Floodplain Development Manual, residential developments are required to have dwellings clear of overland flowpath extents and habitable floor levels set above the 1% AEP flood level plus freeboard.

A flood assessment was undertaken within DRAINS software to determine the peak 1% AEP flows at the subject site under existing and developed conditions.  Using empirical techniques, flood depths and velocities were then determined at upstream and downstream locations with flood mapping provided.

Given the scale of the development, this simplified assessment was considered suitable to support the proposed small scale residential development and was accepted by Council.  The findings of the assessment enabled the proposed building footprint to be set safely clear and above the 1% AEP flood.
