“Maximising developable area in a brownfield site”

Diversi Consulting were engaged to deliver civil engineering design services for the redevelopment of a former Defence Signals site at Kurrajong Road, Prestons.

The project involved transforming approximately 1 hectare of the site into a three-lot industrial subdivision, including self-storage and light industrial buildings with associated road and drainage infrastructure 

The project presented several practical constraints typical of brownfield sites. Restricted vehicular access meant all primary access needed to be achieved via Wonga Road, requiring careful planning to accommodate heavy vehicle movements.

At the same time, the design needed to maximise developable area while retaining existing trees and balancing environmental considerations. 

Diversi delivered a coordinated civil design including bulk earthworks, internal access roads, driveways and crossings, heavy-duty pavements and stormwater infrastructure.

Detailed swept path and turning analysis was undertaken to ensure large vehicle access could be achieved efficiently without compromising site yield.  

Stormwater was managed through the integration of underground onsite detention systems and gross pollutant traps, strategically located beneath the driveway to maintain accessibility while preserving future development potential.  

The result is a practical and buildable industrial subdivision that maximises site potential while responding to access, environmental and servicing constraints.
