“Delivering a complex industrial subdivision within a constrained floodplain environment” 

Project Overview

Diversi Consulting delivered the civil engineering design for a complex two-lot industrial subdivision at 5 Maitland Road, Hexham, within the Lower Hunter industrial precinct. 

The project includes a heavy vehicle depot for Ocwen and Lowe Petroleum, along with a future service station, retail and fast food development fronting Maitland Road. 

Design & Engineering Challenges

The site presented a number of significant constraints. Located within the Hunter River floodplain, the project required careful consideration of flood behaviour and site levels. 

Additional challenges included contaminated materials, limited space for heavy vehicle access and the need to deliver the project in stages, all within a constrained industrial footprint. 

Our Engineering Solutions

Diversi Consulting developed a coordinated civil engineering design addressing bulk earthworks, site grading, retaining walls, heavy-duty pavements and stormwater management, including detention and water quality treatment systems. 

A key focus was the management of contaminated fill through onsite encapsulation and carefully staged earthworks, ensuring the site could be safely developed without re-exposure risks. 

Advanced civil modelling tools were used to develop a compliant and constructible design that supports subdivision approval and long-term site usability.
